Anthem homes are more luxurious than your dreams— PHOTOS

Anthem has turned into a point of reference for Southern Nevadans as one of the southern most communities in Henderson, located along the foothills of the Black Mountains and south Eastern Avenue. The picturesque waterfall entrance that attracts the attention of drivers is situated next to the guard-gated entrance of Anthem Country Club.

Behind Anthem Country Club’s guard-gated entrance are a mix of custom homes behind their own private gated entrances; production homes by Pulte Group and semicustom homes, in addition to its namesake private country club.

“It’s a peaceful place,” said Di Redman, owner-broker Windmere Real Estate, Anthem Hills, has lived in Anthem Country Club for three years. “It’s away from the hubbub of the Las Vegas Strip.”

She has been selling real estate in the master-planned community, which began construction in 1999, for a decade. She said some people in the valley think the entire community is age-restricted because Sun City is so big (7,000 homes) and popular.

“Not true,” she said. “It’s a great lifestyle for all age groups, retirees and families of all ages. There is a mix of affordable and luxury homes.”

Among the first to call this luxury community “home” were real estate agents Ellen and Charlie Fahr.

“We bought our house pregrand opening weekend in 1998 from blueprints. There were no models built, and there was nothing here but dirt,” said Ellen Fahr of Berkshire Hathaway HomeServices Nevada Properties. “We chose the community because we wanted to live in a golf-course community and there was really nothing else like that available at the time in Henderson. We’ve stayed because it is a beautiful community and we love living here.”

She likes the community’s aesthetics, from its calming waterfall entrance to its neighborhood design.

“There are many single-story homes at Anthem Country Club because in the beginning all of the homes were built as one story and you could add a second story or a basement to the floor plan. This gives the community an aesthetically good feel because you do not have blocks and blocks of two-story homes, one after another, like in other communities. Plus, all the colors of the homes blend into the hills.”

Now, she sells homes for and to her neighbors, with nine homes listed for sale last week.

Last week, the Multiple Listing Service listed 73 homes for sale within the community. Prices ranged from $324,900 for a single-story, 1,593-square-foot home with two bedrooms and two baths in a short sale to $7.8 million for a 10,650-square-foot residence with five bedrooms and nine baths. The asking price for 29 of these homes was $1 million or more.

According to Zar Zanganeh of Luxe Estates and Lifestyles, Anthem Country Club, which has its own private golf course, appeals to a range of homebuyers.

“I believe that Anthem Country Club is one of the most family-friendly, guard-gated communities, and it has a great price point and range of homes. We’ve sold homes in the community that range from smaller 1,500-square-foot single-story homes not on the golf course to multimillion-dollar luxury custom homes,” Zanganeh said.

“Right now, we have two custom-home listings on the (Multiple Listing Service). One is an 8,000-square-foot residence of a well-known person … along the golf course with views of the city and the (course) greens. The other is a custom home at the very top of Anthem Country Club that backs up to a canyon with 6,524 square feet for $2,499,000, where you look out to see mountains and forget that you are in Las Vegas. Both of these owners purchased their homes as custom lots and then built their dream homes.”

Zanganeh says that custom-home sites sell quickly in the community.

“In a neighborhood like Anthem Country Club, when a lot becomes available it sells quickly because there are not many. About 99 percent of the country club is completely built, and that is what makes it so appealing. Buyers don’t have to wonder what is going to be built around them. They know exactly what will be next to them because it’s already built.

“Anthem Country Club has a great sense of community, and the fact that it is over 99 percent complete is a huge advantage when you compare it to other communities. We have clients who call it an ideal family type of community,” Zanganeh says while citing proximity to country club amenities, activities and special events.

Membership to the private country club for community residents is optional.

According to the country club’s website, the private club has more than 1,000 members who live both within and outside of the community. A social membership and a golf membership are available.

Membership, depending upon the type, offers access to multiple amenities including a resort-style swimming pool; a recreational center with a fitness center; tot stop; six tennis courts plus basketball and sand volleyball courts; dining at its Mixed Grill, Desert Sky Dining Room and Fountain’s Café; clubhouse; and social activities. Its 18-hole equity membership, par-72 golf course was designed by Hale Irwin and Keith Foster.

As both a resident and a member of its country club, Fahr says the multiple special events within the community lend themselves to a sense of community among neighbors and members.

“Anthem Country Club is a very, very social place. When people move here, they instantly make friends because of the social aspect. It seems like everybody is from everywhere else, and it is very easy to meet people with all of the country club activities,” she said.

Other neighborhoods found within the master-planned community include the age-qualified Sun City Anthem, which has two public courses, and Solera communities, and the all-ages Anthem Coventry and Anthem Highlands, which is still under construction.
