Tuscany Village offers golf course lots in Henderson

Fall has arrived, and residents of one Henderson community are savoring the change of the seasons.
Century Communities’ homes in Tuscany Village offer golf course lots with views and luxury amenities. Tuscany Village is one of the last communities in the valley where buyers can purchase a new home on a golf course. Century Communities, a national homebuilder with communities in Colorado, Georgia, Nevada and Texas, is pleased to offer special pricing on these home sites.
Tuscany Village is home to the par-72 Tuscany Golf Course, a 6,906-yard course set within the rolling hills and mountain sides of the area. This challenging 18-hole course showcases Southern Nevada’s exquisite natural beauty.
Homeowners will enjoy the view from their backyards of beautifully balanced fairways and greens masterfully designed by legendary architect Ted Robinson Sr. The championship course also has spectacular views of the Las Vegas skyline.
“From the outside in, there is something for everyone at Tuscany Village,” said Marietta Manayan, sales agent for the master-planned golf course community. “You can take a stroll through the community park, take advantage of miles of scenic trails or enjoy the activities available at La Vita Tuscana.”
La Vita Tuscana is a centerpiece at Tuscany Village with outdoor activities including a beach volleyball court, tennis courts and two basketball courts, as well as a resort pool, lap pool and two spas.
Inside La Vita Tuscana, residents enjoy access to two racquetball courts, a large indoor gym with a basketball court, workout facility, sauna, aerobics studio, arts and crafts spaces, billiards, meeting rooms and social areas.
“Whether you want to spend the day indoors or out, you have dozens of options at Tuscany Village,” Manayan said. “You can even join one of the leagues or clubs and get to know your neighbors. It’s like living in a country club without the country club prices.”
Additional amenities at Tuscany Village include a 24-hour guard-gated entrance.
“All of this is included, with no local improvement district fees,” Manayan said. “Most communities that offer a fraction of these amenities of comparable variety and quality found at Tuscany Village pay high extra fees.”
The one- and two-story homes range from 1,638 to 3,609 square feet with prices starting at just $245,990. Century Communities’ homes include industry-leading energy-efficient features in addition to the dual-pane low-emissivity argon gas vinyl windows offered in all of Tuscany Village’s new plans.
“Elements like tankless water heaters and radiant barrier roofs are standard features at Tuscany Village now,” Manayan said. “They are normally unavailable or offered as an upgrade in other communities. Those two items alone can save homeowners hundreds of dollars on your energy bills every year.”
All floor plans at Tuscany Village are Energy Star-certified. This certification requires specific efficiency measures, such as air duct sealing, controlling airflow in and out of the home, maximizing the efficiency of air-conditioning units and properly insulating walls. Once the home is completed, it is tested, rated and certified by a third party for its HERS (Home Efficiency Rating System) score to ensure the upgrades meet certification criteria.
“The level of energy efficiency Century Communities has committed to at Tuscany Village is outstanding,” Manayan said. “This commitment is evidence of the builder’s philosophy of delivering the highest quality product. These features will also enhance the financial well-being of homeowners.”
Tuscany Village has 12 distinct designs with dozens of options for personalization. According to Manayan, Plan 1836 in the Annata series is one of the most flexible single-story plans at Tuscany Village, with two bedrooms and a den plus an optional second floor that can be built as a bonus room, bedroom suite or two additional bedrooms.
“Flexibility and options are two things we paid close attention to when designing our new homes, and they are both abundantly available in Plan 1836,” Manayan said. “The den can be built as a third bedroom, there are two master bath configurations, a two- or three-car garage is available, and an impactful bifold glass wall can be added to open your great room to your outdoor patio.”
