Ten homes remain at Spanish Palms

Spanish Palms, a gated condominium community at 5250 S. Rainbow Blvd., has sold all but 10 of its 372 residences. The luxury condominium offers upgraded appliances, attached car garages, spacious floor plans, 24-hour guard-gated security, lush surroundings and affordability.

“While interest rates are slowly rising, homebuyers can still take advantage of current low rates,” said Uri Vaknin, a partner at KRE Capital LLC, whose company, in partnership with Dune Real Estate Partners, purchased Spanish Palms in 2013 as DK Las Vegas.

“The velocity in Spanish Palms home sales has been unprecedented in the Las Vegas condominium market over the past decade. Qualified buyers can benefit from one of our flexible financing programs, including VA, FHA and Fannie Mae. With prices starting as low as $138,900, it’s no wonder there are so few homes left at Spanish Palms. We combine financing options, unrivaled price points and a resort-inspired luxury lifestyle to create the perfect package unlike any other condominium community in the valley.”

Spanish Palms is home to residents from all walks of life, from first-time buyers and young professionals to retirees. With the help of Veterans Affairs financing, many active and retired military men and women have found their dream homes at Spanish Palms. This group makes up more than 10 percent of the community’s homeowners.

“The buying experience was seamless and effortless, and the Federal Savings Bank was a huge help throughout the VA loan application process,” said Dr. Miriam Michael, a retired veteran who served 34 years in the military.

“I paint art as a hobby and have transformed part of my garage space into a mini-studio. I couldn’t be happier with how quickly I’ve been able to make my new residence home sweet home, and I look forward to exploring more of what Las Vegas has in store for me.”

The floor plans are often just as spacious as many single-family homes and even offer one- and two-car attached garages, a rarity in most condominium communities. They feature kitchens with granite countertops and stainless-steel appliances, walk-in closets and gas-burning fireplaces in select residences. Homeowners also enjoy a carefree lifestyle thanks to minimal maintenance and extra security that makes it easy to travel.

“I have always rented, and while I considered buying a handful of times throughout the last two decades, I just wasn’t ready to make such a huge financial commitment,” said Christina Abrams, a financing professional who invested in a home last March. “But Spanish Palms made me rethink my outlook. A gated community was at the very top of my list of must-haves for the added security and peace of mind.”

For Daniel and Sonia Hernandez, who has family back home in El Salvador, the lock-and-leave lifestyle was a major incentive for them to make Spanish Palms their home.

“As a guard-gated community, Spanish Palms offers a sense of security that’s important to us,” Daniel said. “Now that we live here, we know our home and our belongings will be safe and exactly as we left them when we return from our travels back home to El Salvador.”

Spanish Palms continues to be one of the fastest-selling condominium communities in Las Vegas for many reasons, including enhanced amenities such as a fitness studio, private clubhouse for gatherings and parties and two resort-style pools. The centerpiece of the community is Central Park, featuring lush and well-manicured landscaping with barbecue grills ideal for picnics and entertaining, plenty of shaded areas, a playground, putting green, gazebo and a pet park complete with an agility course.

Spanish Palms offers three single-story floor plans ranging between 744 square feet and more than 1,131 square feet. Each home comes with its own attached garage that also provides an additional storage stage, a rarity in the condominium world. Homes are priced starting from $138,900.

Located on the west side of the valley across from the celebrated private golf club Spanish Trail, Spanish Palms is just minutes from the Strip and McCarran International Airport and is surrounded by popular restaurants, retail centers and neighborhood services.

Spanish Palms offers several financing programs, including VA-, Federal Housing Administration-and Fannie Mae-backed loans that make buying a home possible for many who otherwise wouldn’t be in a position to buy.
