Six neighborhoods in Summerlin nearing closeout

Six neighborhoods in the master-planned community of Summerlin are nearing closeout. These include four in The Paseos village — Capistrano and Sarasota by CalAtlantic Homes, Estrella by Pulte Homes and Belmonte by Woodside Homes; one in The Cliffs village — Vistara by Pulte Homes; and one in The Ridges village — Sterling Ridge by William Lyon Homes.

The Paseos village is one of the community’s most scenic, thanks to its elevated location west of the 215 Beltway at the base of Red Rock Canyon National Conservation Area. With expansive valley views to the east and stunning mountain views to the west, along with immediate access to schools, parks and trails, it’s no wonder that so many families continue to put down roots in The Paseos. New amenities in The Paseos village include the new adventure- and play-themed Fox Hill Park and Billy and Rosemary Vassiliadis Elementary School, which opened in August. At the center of the village is the 12-acre Paseos Park with children’s play area, splash pad, basketball courts, picnic ramadas and significant open space. The newly opened Vistas Community Center and pool, both Summerlin resident-exclusive amenities, are just minutes from The Paseos neighborhoods.

Capistrano by CalAtlantic Homes offers four two-story floor plans ranging from 2,557 to 3,020 square feet and priced from the mid-$400,000s. Capistrano homes feature an optional and spacious front courtyard pool, hidden rooftop decks and large accordion-style sliding glass doors that turn great rooms into breezeways, seamlessly connecting front and backyards. Options include a casita, deck, super loggia and built-in rooftop deck fireplace. These unique home designs are enhanced by energy-saving building elements.

Featuring six floor plans, including two unique reverse living designs, Sarasota by CalAtlantic Homes offers plans that range from 2,189 to 2,572 square feet and offer a wide variety of options, including two unique floor plans that feature outdoor staircases with second-floor entries. Homes at Sarasota are priced from the high $300,000s to the low $400,000s. They include hidden rooftop decks and open first-floor layouts that connect great room, dining room and kitchen. All six floor plans offer a wide variety of optional design elements, including a first-floor master suite, gourmet kitchen upgrades, bonus room with wet bar and covered patio.

Estrella by Pulte Homes span from 2,058 to 2,455 square feet in single- and two-story floor plans with up to four bedrooms and up to 2½ baths and priced from the high $300,000s to the mid-$500,000s. Larger models include 10-foot ceiling heights, formal dining room, courtyard, covered loggia and three-car tandem garage. All Estrella homes include Pulte’s signature Life Tested living spaces and come standard with several significant energy-saving features. These include 15 SEER-rated air-conditioning systems, low-e dual pane windows with vinyl frames, water-efficient toilets, 95 percent energy-efficient gas furnace, Rheem tankless water heater and digital programmable thermostat.

Belmonte by Woodside Homes is built for families who love to entertain. Three unique floor plans are designed with interior courtyards and large covered patios with multiple glass doors to take advantage of increased natural light that bring the outside in and extend living spaces outdoors. Belmonte homes, designed with Woodside’s smart energy-saving principles, range from 3,202 to 3,934 square feet and are priced from the high $500,000s to the mid-$600,000s. The largest Belmonte floor plan offers a master suite that connects to an optional retreat or exercise room with optional kitchenette. And a first-floor junior suite doubles as an optional multigenerational suite.

Vistara by Pulte Homes is in The Cliffs village, Summerlin’s southernmost village, which includes Bishop Gorman High School, the recently opened Shelley Berkley Elementary School, Wet ‘n’ Wild, Faiss Middle School, Faiss Community Park and Aquatic Springs Center, an indoor aquatic center built by The Howard Hughes Corp. that was deeded to Clark County for public use. A gated neighborhood, Vistara offers six unique floor plans in both single- and two-story layouts ranging from 2,156 to 2,599 square feet and offering from two to five bedrooms, including a first-floor master bedroom; 2½ to 4½ baths and several options to take advantage of the area’s outside beauty with covered patios and balconies, multipanel sliders and outdoor fireplaces. Vistara homes are priced from the high $400,000s.

And finally, Sterling Ridge by William Lyon Homes offers highly personalized style living without having to build from the ground up. Located in The Ridges, one of the Southern Nevada’s most exclusive enclaves that overlooks the valley via its stunning hillside location, Sterling Ridge offers exceptionally elegant homes in three floor plans that range from 3,546 to 4,180 square feet and priced from the low $900,000s. Sterling Ridge features The Grand Collection offering three customizable floor plans with three to five bedrooms, 3½ to 5½ baths, three-car garages and an environment that blends the best of the outdoors and indoors. These homes offer spacious layouts and the opportunity for owners to define their living space with options such as a guest suite, multigenerational bedroom, downstairs master bedroom suite and covered veranda.
