Pardee opens Nova Ridge in Summerlin

After 20 years, Pardee Homes returns to Summerlin with its Nova Ridge neighborhood, now selling in The Cliffs village of Summerlin with three single-story models opening Sept. 23.

The addition of Nova Ridge brings the total of actively selling neighborhood in The Cliffs to seven and the number of homebuilders in the community to 10.

The Cliffs, the community’s southernmost village, is named for the picturesque cliffs and ridgeline that form its spectacular backdrop. Offering exquisite views of the valley, the Strip and the Spring Mountains, The Cliffs is taking shape on the area’s elevated and terraced landscape that maximizes its spectacular topography.

Nova Ridge is a gated neighborhood that features innovative one- and two-story homes in keeping with the village’s contemporary design aesthetic with architectural styles that include Mid-Century Modern, Desert Contemporary and Modern Nevada. Floor plans range from 3,172 to 4,413 square feet and include Pardee’s LivingSmart energy-savings features and options. Homes are priced from the $600,000s.

Nova Ridge homes offer from three to five bedrooms, 2½ to 4½ baths. Special features include courtyards and back patios that create abundant indoor-outdoor living spaces to take advantage of the area’s natural beauty and extend living areas outside.

Plan One spans 3,172 square feet with up to three baths, covered patio off the kitchen and dining area and a courtyard entry. It is priced from the low $600,000s.

Plan Two is 3,263 square feet, priced from the high $600,000s and offers four bedrooms, 3½ baths, porch entry, den, covered patio and optional GenSmart Suite.

Plan three, at 3,679 square feet, features a two-story floor plan with up to five bedrooms, 4½ baths, courtyard entry, office or optional GenSmart Suite, optional lounge, great room, game room and covered patio. It is priced from the low $700,000s.

Plan Four spans 4,413 square feet on two stories. Priced from the mid-$700,000s, it offers five bedrooms, 4½ baths, spacious kitchen and great room area, lounge covered patio, loft, optional decks off master bedroom and third bedroom and optional GenSmart Suite.

The Cliffs village will be home to 11 neighborhoods encompassing more than 1,700 homes. Village amenities include Faiss Middle School, Faiss Community Park, Wet ‘n’ Wild water park and an indoor aquatic center built by The Howard Hughes Corp. and deeded to Clark County to maintain and operate as a public facility. A new public school, Shelley Berkley Elementary, opened in August for the 2017-18 school year, and future trails and a Summerlin village park are in the planning stages.

A Cliffs village address comes standard with all that Summerlin offers, including parks of all sizes, resident-exclusive community centers, pools and events, 150-plus miles of interconnected trails, golf courses, more than two dozen public, private and charter schools and the Downtown Summerlin area offering fashion, dining, entertainment, Red Rock Resort and City National Arena, practice facility of the Vegas Golden Knights.

Stretching south of Bishop Gorman High School near the southernmost tip of the community, The Cliffs is near the 215 Beltway for easy access to all points in the valley, including McCarran International Airport, the Strip and Downtown Summerlin.
