Nevada Builder Trade In Program focuses on contingency process

Driving past billboards and smaller-scale signs with directions to model homes and sounds of construction can lead to several questions. What’s being built, what do the homes look like inside, and how much do they cost? Such questions are quickly answered with a stop at the sales office.

For current homeowners, another question often arises: “How can I purchase a brand-new home when I need to sell my current one in order to afford it?” According to Robin and Robert Smith of Smith Team at Keller Williams Las Vegas, the answer is simple: through the Nevada Builder Trade In Program.

“Some homeowners are misinformed about their options when it comes to buying a brand-new home. Some think that they’ll need to sell their current home first before choosing their new homebuilder. ■ Advising on repairs and updates that might increase the home’s sales price.

■ Assessing the ability to buy the new home if the current home sells at the projected market value.

If a homeowner chooses the Nevada Trade In Program, the Smith Team will help in her new-home search and negotiate a contingency purchase with the builder.

After the sale, the Smith Team helps arrange moving services or helps locate a temporary rental, if needed, between the sale of the current home and the completion of the new home.
