Nevada Builder Trade In Program focuses on contingency process

Driving past billboards and smaller-scale signs with directions to model homes and sounds of construction can lead to several questions. What’s being built, what do the homes look like inside, and how much do they cost? Such questions are quickly answered with a stop at the sales office.

For current homeowners, another question often arises: “How can I purchase a brand-new home when I need to sell my current one in order to afford it?” According to Robin and Robert Smith of Smith Team at Keller Williams Las Vegas, the answer is simple: through the Nevada Builder Trade In Program.

“Some homeowners are misinformed about their options when it comes to buying a brand-new home. Some think that they’ll need to sell their current home first before choosing their new homebuilder. The Nevada Builder Trade In Program offers current homeowners another option — the option of buying the home of their choice and selling their current home at the same time under a contingency contract,” Robin Smith said. “The Nevada Builder Trade In Program creates a pathway for homeowners to sell their current home and buy a brand-new one at the same time, and we’re here to help you every step of the way.”

The Nevada Builder Trade In Program, operated in Southern Nevada by the Smith Team, has helped hundreds of homeowners through the contingency process at more than 50 neighborhoods throughout the valley by builder-partners Beazer Homes, Century Communities, Pulte Homes, Woodside Homes and Sun City Mesquite by Del Webb.

The program’s multifaceted process helps homeowners weigh their options and if the timing is right to buy a new home.

The Smith Team will help homeowners interested in buying a home on contingency from a builder-partner at no-cost by:

■ Providing a comparative market-analyst, which details the current home’s projected sales price.

■ Advising on repairs and updates that might increase the home’s sales price.

■ Reviewing the equity available if the home sells at different price points.

■ Assessing the ability to buy the new home if the current home sells at the projected market value.

“It’s extremely important to review all of these financial factors so that you can make an informed decision as to whether to buy to a new home. My brother, Robert, is a CPA with 20 years of experience as well as a Realtor, and he can help you understand your options while offering a financially focused perspective,” Robin Smith said.

If a homeowner chooses the Nevada Trade In Program, the Smith Team will help in her new-home search and negotiate a contingency purchase with the builder.

“Our clients are in different phases of their home searches. Some know the exact neighborhood, the exact floor plan and even the home site that they would like to purchase, and we help them negotiate the purchase of that specific home on contingency,” Robin Smith said.

“Other clients want to understand their options from a financial perspective before beginning their home search. We help them determine what specifically they are looking for in a house, the ideal location, the style and the amenities, and then lead them to neighborhoods that meet both their home needs and financial needs,” she said, while adding that, depending upon the builder, contingency purchases might be agreed upon for standing inventory homes, those under construction and empty home sites.

After the new home is selected and the contingency agreement is accepted by the builder, the Smith Team lists and sells the current home at a reduced commission, while offering the buyer’s agent the standard 3 percent commission. After the sale, the Smith Team helps arrange moving services or helps locate a temporary rental, if needed, between the sale of the current home and the completion of the new home.
