Meeting deadlines is important when building luxury home

There is no way around it: Custom estate homes are complex buildings that take a tremendous amount of attention to detail. Coletti says that most customers of multimillion-dollar homes do their due diligence.

“They know the cost of custom view lots. They know cost per square foot of construction. But one of the important issues with a complex, elaborate custom estate home is time to completion,” Coletti said. “It makes all the difference between having a great experience, that feeling of accomplishing their dreams or feeling completely frustrated by the building process. To me, it is the one part of the process that really stays with the client long after the memory of the price of land has faded.”

Coletti added: “There is nothing worse than watching months go by with literally no progress on some of our competitors’ homes. We had a neighboring lot under construction by another local builder. They were well underway when we broke ground for Waters Edge. When we had our opening party, that house down the street was pretty much in the same phase as when we began construction. That has to be heartbreaking for the client.”

Coletti says his team at Sun West Custom Homes heads off issues with exacting business discipline. The firm has a rigorous policy of holding weekly meetings with supervisors of each trade. Not just the construction manager, though they are always there, but also the person who heads up plumbing, the person who heads up electrical, and other department leaders all meet in the same room at the same time to head off issues before they become delays. In some cases, even the decorator who is ordering the appliances and furniture is in these planning meetings.

“All of these systems are dedicated to three critical outcomes: having the home built right and having it available for move-in on time and on budget,” Coletti said.

The sub-contractors are also supported by Sun West Custom Homes’ computer-aided design software. Because the design process is typically handled in-house at Sun West, the firm’s CAD system, which is used to create plans and construction drawings, speeds up necessary changes to be made to the plans. This allows for a much faster process than if the builder has to go back and communicate with the architect for the same changes. The in-house design and build process make for a seamless approach.

“If I could give a potential buyer one piece of advice it would be to look into time to completion,” Coletti said. “It’s the difference between spending some sleepless nights wondering if you made a mistake in selecting your builder — or enjoying having your friends over for an incredible housewarming party.”
