Construction starts on Salvation Army chapel

Las Vegas-based Breslin Builders has started construction of the $1.4 million, 5,000-square-foot Salvation Army chapel at 37 W. Owens Ave.

The chapel, designed by JVC Architects, will have a 42-foot “feature” wall, sanctuary, small prayer room and support facilities. Architect Roy Burson said the main challenge his firm faced in designing the chapel was “creating harmony” between the chapel and its surrounding environment. He hopes to achieve it by incorporating exterior courtyards in the design.

“One of the challenges is the neighborhood,” Burson said. “The campus itself has 12 buildings and no parking. It’s an asphalt jungle. It’s brutal out there with very little landscaping.”

The chapel is being built with insulated concrete forms to provide a high rating for heating and cooling efficiency.

The project, which included demolition of an existing chapel, is scheduled for completion in summer 2008.

It’s not a huge project for JVC, but it’s a great opportunity to build something unique for the community, Burson said.

About 83 cents of every dollar raised by the Salvation Army is used to support services such as food, clothing and shelter for the homeless, outreach to the elderly, disaster relief and opportunities for underprivileged children.

RETAIL CENTER: Blackstone Capital Group has awarded a $6.5 million contract to TWC Construction of Henderson for site improvements and shell structures for Durango Centennial Retail Center at Durango Drive and Centennial Parkway.

The center will have four wood-frame and stucco buildings totaling 72,000 square feet and underground parking on the 3.6-acre site. It’s scheduled for completion in third quarter 2008.

TWC is working on another retail project for California-based Blackstone Capital on Fort Apache Road that’s scheduled to open in July.

OFFICE PARK: The Koll Co. of Newport Beach, Calif., and Public Employee Retirement System of Idaho recently purchased Trident Business Park on Sahara Avenue, west of Buffalo Drive, for $24.8 million. It has been renamed Koll Canyon Plaza.

The 7-year-old, garden-style office complex sits on about eight acres with 11 buildings totaling more than 100,000 square feet. It’s currently 75 percent leased by small- to mid-sized office users and a few retail tenants with frontage along Sahara.

The property is the fourth acquisition in Las Vegas by the Koll-PERSI partnership in two years.

Bill Larkin, Koll’s acquisition and development manager, said the plaza has “strong curb appeal” and convenient access to a population base of almost 450,000 within a 5-mile radius.

“Stepped-up marketing efforts should result in consistent demand from our target market of upscale office space users,” he said in a statement.

BROKER DEALS: Jacquelyn Rinaldi and Luke Lauer of Marcus & Millichap negotiated the sale of Spanish Park Professional Center at 8930 W. Tropicana Ave. for $2.1 million, or about $285 a square foot. The seller was K. Tim Yee and the buyer was Eva M. Lee Family Limited Partnership. The center has five suites occupied by four tenants.

Michael De Lew and Greg Pancirov of Colliers International represented Black Mountain Point in the sale of 8,000 square feet of industrial space at 106 Cassia Way, Building 4, to Sand Baggers for $1.01 million, or about $126 a square foot.

Brian Riffel of Colliers International represented Judge Properties in the sale of 12,900 square feet of industrial space at 4670 Post Road to Alvin Nakamura Trust for $2.55 million.

Mark Musser of The Bentley Group negotiated the sale of the 16,754-square-foot Dino Plaza Professional Suites at 3365 E. Flamingo Road for $3.8 million, or $227 a square foot.
