Buying and selling a home at the same time is a balancing act. For many homeowners, they have to sell their home in order to financially afford their new one with the added pressure of doing so within a specific price range and a specific time frame.

The Nevada Builder Trade In Program has helped hundreds of homeowners succeed in this quest by melding its strategic process with concierge-quality services.

“Through the Builder Trade In Program, we meet with each homeowner in their homes to assess their home’s condition and to provide a realistic sales price based on today’s competitive Las Vegas real estate market. Our goal is to sell your home for top dollar,” Robin Smith said.

“Other programs out there promise to buy your home sight unseen after you fill out an online form for a computer-generated price. Some of these offers are 12 to 15 percent below market value and include a chunk of fees, with the company planning to resell your home for profit. Unfortunately, the seller doesn’t realize what their home can truly sell for in today’s market and are just happy to sell it quickly without anyone walking into their home. I dare home sellers to compare different programs and Realtors and keep the focus on the goal of selling for the highest price. Taking the time to compare can be a difference of tens of thousands of dollars.”

For example, she explained that the Nevada Builder Trade In Program may sell a residence at the market value of $320,000, while another program based on computerized price estimates may offer 12 to 15 percent less, that would cost the home seller more than $32,000.

“I understand that opening your home up to home shoppers to visit can be inconvenient, but we’re talking big money that can make a big difference in your life and with the $320,000 example the difference is $30,000 more in your pocket. The Nevada Builder Trade In Program reduces this minor inconvenience by helping you prep your home for sell, aggressively marketing your home, and then helping you sell it at today’s market value,” Robin Smith said.

Since the Nevada Builder Trade In Program was introduced in 2014 with the focus on helping homeowners purchase a brand-new home on contingency, it has achieved a 97 percent success rate in selling hundreds of homes at the projected price within the designated time frame as agreed upon with the builder constructing the client’s new home.

The first step to comparing options: Request a projected sales price and all projected fees from different programs and Realtors, which Smith said should be offered at no cost. The Nevada Builder Trade In Program offers a projected listing price after personally visiting your home and completing a comparative market analysis of what similar homes in nearby neighborhoods have recently sold.

If a homeowner chooses Nevada Builder Trade In Program, the Smith Team will suggest minor improvements or staging and then list, market and sell the client’s current home at a reduced commission while offering the buyers’ agent the standard 3 percent commission.

According to Robin Smith, homes typically sell in 30 to 60 days through the program.

The Smith Team also helps arrange for moving services or locate a temporary rental, if needed, between the sale of the current home and the completion of the new home.

Nevada Builder Trade In Program is offered at more than 50 Las Vegas Valley neighborhoods constructed by builder-partners Beazer Homes, CalAtlantic Homes, Century Communities, Pulte Homes and Woodside Homes, as well as Sun City Mesquite by Del Webb.

Some neighborhoods sell standing inventory homes on contingency.
