Downtown Las Vegas high-rise offers VA financing

Mary Pen is a U.S. Air Force veteran who lived in Las Vegas for nearly two decades but eventually returned to her native California to fulfill her military commitment. At the end of her service, Las Vegas drew her back and she purchased her first home in 2009. Last summer, with the help of a Veterans Affairs loan, she went from a single-family home into a one-bedroom residence at The Ogden, a 21-story condominium tower in the heart of downtown Las Vegas.

“I always thought I would return to California for good, but Las Vegas truly has become my home for so many more reasons than just its affordable cost of living,” Pen said. “My large single-family home was located within a gated community, and I purchased it thinking I had found the epitome of the ‘American dream home.’ After a while, I realized there was just too much wasted space and upkeep, so I sold it in 2014. I rented an apartment for a few years and, thanks to my purchase of a condominium at The Ogden, I am now living the dream that’s right for me.”

VA financing is often not readily available at most communities, yet at The Ogden, expanded financing options include Federal Housing Administration, Fannie Mae and VA financing, making the dream of home ownership a reality for many who otherwise might not have been able to qualify for a home loan. With a wide selection of available floor plans fit for any lifestyle, homes feature luxury upgrades such as LED recessed and pendant lighting, hardwood floors, granite countertops, stainless steel appliances and enhanced amenities such as a Sky Deck, social lounge, fitness center and refreshed roof-top pool.

“When I did an online search for VA-approved condominiums, one of the first things to pop up was The Ogden,” Pen said. “Within 24 hours, I visited the community and fell in love. Knowing I wanted a one-bedroom, I locked in a one-bedroom residence that not only features upgraded appliances but beautiful views of the mountains and the vibrant heart of the city.”

Pen said her application and loan approval process was seamless, thanks to the help of The Ogden’s financial partner, The Federal Savings Bank. A passionate foodie, Pen was particularly attracted to the community’s location, which is within walking distance of more than 150 restaurants. She also appreciates The Ogden’s full-service concierge, security and proximity to freeways.

“When I first started looking, I didn’t think I would find my dream home so soon. I work at Mountain View Hospital, so my commute from home is very convenient. The culture and diversity of downtown Las Vegas are incredible, and I love being in the center of it all. The Ogden not only enabled me to finance through a VA loan, but it also gave me the lifestyle I have always wanted.”

Since acquiring The Ogden in 2013, DK Las Vegas, owner of The Ogden, made a $2 million investment to thoughtfully refresh the lobby with high-end design treatments to create an immediate sense of luxury and arrival. Homes at The Ogden range from a one-bedroom, 815-square-foot residence with prices starting in the mid-$200,000s to a three-bedroom plus den 2,044-square-foot home starting in the low $600,000s. The Ogden’s single-story, open floor plans offer flex spaces that can serve as a home office, den or yoga room, extra bedrooms for accommodating multigenerational family and guests and expansive windows that fill interiors with natural light.
