What can $900,000 get?

Q: I live in Illinois and am starting to look at real estate in Las Vegas. I would like to buy a home and have about $900,000 to spend. How much house will this get me? Could you tell me a decent place to live that’s safe and has a view of the city at night?

I buy foreclosed homes here in Illinois and rent them out so I’m familiar with that process. Any info would be helpful as I don’t live there or know the area too much. I do follow Shapiro & Sher on YouTube, which I’m sure is out of my league. — Todd

We are seeing more people moving to Southern Nevada from Chicago, the Midwest and the East Coast than ever before. The area’s climate, airport, shopping, dining, and of course, lack of state income tax make it a very attractive place for homeownership.

The Las Vegas Strip offers some of the most stunning views in the world to thousands of homeowners in the area. Great views of the Strip and city are hard, but not impossible, in your price range. A licensed Realtor can help determine your values to find out what you need in terms of location. Will you be commuting every day? That is an important question because there are beautiful newer neighborhoods a bit removed from the heart of the city, and a few closer to the entertainment district on the Strip or the medical corridors.

Another important question is what types of amenities you want, either within your neighborhood or nearby your home? Do you want to live in a guard-gated or gated community? Or do you prefer to live in a homeowners association? Do you play golf regularly? These questions are important for your Realtor to know so they can help guide you in the right direction for a home. Some of the well-known master plans, such as Summerlin and Green Valley, offer multiple options with amenities inside and nearby their neighborhoods.

How much home you can get for your budget is really dependent upon the area in which you purchase. For example, you’ll spend more than $500 per square foot for a custom-built home in communities like The Ridges or MacDonald Highlands. But you can stay within a $150 to $300 per square foot budget in golf course communities like Red Rock Country Club and Anthem Country Club as well as some areas of Summerlin and Green Valley.
